The seasonal fall in new buyer registrations was more exaggerated than the year before with registrations in December 2010 down nearly a third (32%) compared to the previous year. In general the number of new registrations has been in decline since June 2010 as uncertainty over the future of the economy held back potential buyers from entering the market and this fall in demand has put downward pressure on average prices. However, the traditional influx of new buyers into the market in January and February has helped stabilise prices outside the capital. (Figure 17)

Prices outside the capital peaked in October 2010 at £411k, but the fall in overall buyer demand caused prices to fall between October and January, ending at £355k. However, the New Year resurgence in demand has helped average asking prices recover some of the lost ground with prices rising to £363k in February 2011. (Figure 18)

The arctic conditions experienced in December took their toll on the number of sales agreed outside London. The number of sales in December 2010 hit their lowest level since January 2009 and were down over two thirds (67%) from the year before. Numbers recovered well in January and February; however, the total for the three months to February 2011 is 37% below the same period last year. (Figure 19)
