Take the time to read them, moving into a new house is not only exciting; it’s also a big investment and you need to make sure you’re making the right decision. We’ve collected thousands of


adverts from both Landlords and Letting Agents. Some of them list all of their properties, some a selection and some just say what areas they have their property in and how much their rents are. We also have a list of classified adverts from smaller landlords, so make sure you read all the adverts before making a decision. Go through the paper and highlight which adverts interest you, and give a few landlords a call. Armed with the knowledge of your budget, group size and desired location, both you and the landlord should quickly be able to shortlist some properties. There is a big surplus of


student housing in Newcastle, and there is no need to rush into signing up for a place for next year. Indeed, it’s often possible to strike a better deal (e.g. lower rent, shorted contract or no agency fees) if you wait until the Summer.

You may have to ask some


questions about a property to make sure it is right for you, don’t be afraid to dig deep. It is important not to feel pressured into seeing a property if you don’t think it is right for you and your friends, landlords don’t appreciate time wasters and it’s only polite to let someone know if you can’t make


an


appointment. Always arrange to


see


properties as a group for personal safety reasons, never go alone, and if someone from your group can’t make


a


viewing, don’t make assumptions for them. Even if a landlord has shown


you all their properties and still none of them are right, don’t feel forced to sign for one, just because they’ve put a lot of leg- work in. You should only sign for a house if you and the entire group are satisfied with the house. There’s no rule about how many properties you should


view before you sign, but we would say if you’ve seen more than ten and none were suitable then maybe you should rethink your expectations. Always think about what questions you want to ask a landlord before you view somewhere, some members of the group may have ideas or needs that you wouldn’t even have thought about. Once you’ve found that perfect pad, work fast to secure it, as the student rental market can be competitive. Make sure that you are happy with the contract and all the paper work; seek help where you need it. Finally remember that the


landlords you are dealing with are human beings trying to run a business. They are looking for decent, rent paying tenants who look after their houses, just as you want a responsible landlord who will respond quickly to your needs. With mutual respect in place you can settle into your new home. Happy house hunting!
