Modular buildings - the perfect solution for School Estates
Mark Carter, Commercial Director of Wernick Buildings talks about the benefits of modular construction within the education sector.
M
odular solutions have become the preferred choice for educational institutions, offering a rapid response with minimal disruption to the existing estate.
Wernick Buildings are equipped to handle a range of requests, from classroom expansions to bespoke SEN facilities, accommodating the unique needs of each school.
Classroom block for Dinas Powys School
Following a comprehensive evaluation of Dinas Powys Primary School’s facilities, it was determined that a new classroom block was essential to replace the existing outdated classrooms. Wernick was entrusted with the project by the Vale of Glamorgan Council, encompassing the demolition and removal of the old structure, as well as the design, supply, and installation of a modern three-classroom block. This new facility includes an office, kitchen, and appropriately designed toilets.
Wernick Buildings commenced the project with the demolition and removal of the old building, executed in partnership with an approved Welsh SME groundworks contractor. Meanwhile, at the manufacturing facility, Wernick fabricated the modules for the new block, meticulously tailored to the school’s specifications to ensure exceptional precision and quality.
The new structure was erected in strict adherence to all pertinent building regulations. In addition, Wernick equipped the roof with a 4 kWp photovoltaic (PV) system, contributing to a reduction in the school’s carbon footprint by harnessing renewable energy.
To enrich the outdoor experience, Wernick installed a free-standing mono-pitch canopy. This feature offers shelter for students during adverse weather conditions, providing a protected space for gathering. The project was completed with meticulously designed landscaping, enhancing the overall appeal and creating a welcoming environment for students and staff alike.
Jon-Paul Guy – Headteacher at Dinas Powys School
“I have worked with Wernick twice, in my previous 10 Autumn 2024 M33
school and here and they are very amiable and very understanding when working in a school environment.”
Specialised requirements
To support Bishop Rawstorne Church of England Academy’s commitment to helping students “flourish bravely and faithfully,” the need for a dedicated learning support building was recognised. This new facility was envisioned as a serene and supportive environment for SEND students, distinct from the main school buildings.
Headteacher Paul Cowley collaborated with Wernick Buildings, presenting a detailed project brief and identifying a suitable site within the school grounds for the new development.
Lynn Hood – Business & Finance Manager at Bishops Rawstorne School
“The whole project moved smoothly from start to finish. The workers on site were professional and reliable and we were kept fully informed throughout the duration of the project. The aſtercare was excellent too, it was never too much trouble to come back and resolve any small issues.”
Wernick have also helped schools overcome reinforced autoclaved aerated concrete (RAAC) related challenges resulting in swiſt action to relocate students and staff.
Benefits of ‘offsite’ manufacture
Modular buildings are manufactured at specialist facilities while on-site preparations proceed simultaneously, effectively halving the overall construction timeline. This approach significantly reduces vehicle movement and personnel requirements by up to 90% compared to traditional construction methods. Consequently, there is less noise pollution, reduced disturbance, and lower carbon emissions from power generators and construction vehicles. Sites with restricted access or limited space also benefit from fewer site movements. When needed, modules can arrive with interior fixtures and fittings already installed, further streamlining the on-site setup process.
Permanent solution
The 179m2 building was craſted offsite to ensure a superior quality finish. It features two study areas, five office spaces, a reception area, toilet facilities, and a staff breakout area. The exterior was elegantly finished with render and timber cladding.
In line with RIBA stage 2, Wernick Buildings developed an Architectural Concept that adhered to the project brief, allowing the Academy to explore various layout and exterior finish options.
Upon finalising the design and colour choices, Wernick Buildings proceeded with the essential services and groundworks onsite, while simultaneously fabricating the building at our factory.
Modern modular buildings no longer conform to the traditional “grey box” aesthetic. With a range of external cladding options available, the building can blend seamlessly with existing structures or present a distinct appearance.
Typically, modular buildings offer a design life of over 50 years. With standard maintenance, they provide the same level of comfort as a permanent building. At the end of their lifecycle, modular structures can be repurposed, contributing to a reduction in overall carbon emissions.
