A Building Management System from ABB has been selected for a complex of luxurious eco-friendly ‘smart villas’ overlooking the Aegean Sea

et along a kilometer of protected coastline, the ID Bodrum ‘smart villa’ project consists
of 32 villas and 13 waterfront mansions in Küçükbük, with 250m of beach and private cabanas for each property. Bodrum-based Interline Technology sought to
complement the villas’ location and sophisticated design with advanced, energy-efficient automation technology, with the goal being to reduce environmental impact, increase energy efficiency, and enhance homeowner comfort, while creating a tranquil, luxurious lifestyle. To meet demands, the company selected ABB’s advanced automation systems for the complex, which is due for completion later this year.
MEETING EFFICIENCY GOALS A building management system (BMS) was integral
to achieving the project’s efficiency goals. Acting as
the ‘brain’ of each villa, the BMS automates HVAC, lighting, and other systems to reduce energy consumption by up to 40%. It also provides precise control over temperature and air quality while offering real-time insights for proactive maintenance. By consolidating electrical and mechanical services across the complex, the BMS maximises efficiency and supports the project’s environmental goals, the company explains. To enhance operational efficiency, the ID Bodrum
team integrated ABB’s i-bus KNX and Cylon HVAC automation solutions, which monitor energy usage and help lower utility costs. According to the company, its technology offers
end-to-end solutions for HVAC, lighting, energy management, and EV charging, empowering residents to manage lighting, heating and cooling remotely or through automation, ensuring exceptional comfort and convenience.
THE SOLUTION The comprehensive system features:
• ABB i-bus KNX: This solution integrates all electrical components, transforming each villa into an intelligent, interconnected environment.
• ABB Cylon HVAC and Building Automation: At the core of ID Bodrum’s setup, the ABB INTEGRA BMS unifies control and scheduling across HVAC, lighting and other subsystems. The web-enabled interface simplifies management, while the system’s integration with KNX enhances connectivity.
• Energy Monitoring: Fourteen ABB energy analysers monitor consumption across electricity, gas, water and heat systems, helping residents reduce costs and environmental impact.
• ABB tacteo KNX Sensors: These customisable controls manage individual room functions, including heating, lighting and comfort settings, while DALI Gateways facilitate efficient lighting control.
• ABB Busch-axcent Switches: These ensure reliable bus voltage for connected KNX devices, supporting system stability.
