Creating the inspiration to move Keeping Up With A Fast Moving House Market


Welcome to the late Spring / early Summer edition of this magazine, which sets out to showcase some of the most exquisite homes as well as deliver engaging editorial content.


When we entered the first Covid lockdown just over a year ago, we could not have envisaged the resilience of the residential property market which went from strength to strength from around May last year. With the uplift in buyer demand exceeding all expectations, perhaps it’s no surprise that the average price of a home in the UK rose by around 8%t between April 2020 and April 2021. There are some obvious upsides to this market activity, especially the impact it is having on the wider economy, because moving house impacts on a diverse range of activities from installing a new kitchen to a garden make over. The one downside however, in that it does nothing to help the affordability concerns for aspiring homeowners, many of whom are having to delay their ambition of home-ownership because they are unable to keep pace with prices, or simply cannot find a home to buy due to the related lack of housing stock availibility.


Today’s Market Drivers?


At the top of most house buyer requirements is a desire for more garden space and ideally space within the house to work from home. The much talked about fact of people wanting to leave large cities and move to the countryside or small town or village is happening, but it is not restricted to buyers leaving London because the same trend is happening at a local level. In the same way as we have many buyers desperate to find an equestrian country house with five to twenty five acres, we have many more buyers who are keen to buy properties built in the 1970’s and 80’s which came with large gardens and space around the house. The ability to work from home with a study or home office and fast broadband speed, together with a large garden space, are the top priority requirement of most buyers. For the remainder of 2021 house sellers can look forward to a strong house market with buyers highly motivated, so this will be a very good time to sell.


What About Covid Rules?


There is joy felt by many in being more able to conduct life with greater freedoms from Summer 2021, however for some of our clients there will be a latent fear in relation to Covid. We must not forget that in the process of selling a property we are entering someone’s private space when conducting viewings with potential buyers, so we must therefore respect the views of each individual home owner. Throughout this pandemic we have rigorously applied the Public Health England guidelines and some homeowners will wish this to continue for the foreseeable future.
