y name is Chloe van Bork I am 28 years old. I moved 3 years ago from Amsterdam to Marbella.
When I was a little girl I used to drive for hours looking at properties with my dad in his car. Back in the days I got car sick from it all the travelling and didn’t understand what it was good for, but later when I grew older I started to see what he found in the different properties we were viewing.

I created a lot of passion for architecture, different qualities that were used in the buildings, and started to create an eye for investments and to make the best deals with the space available to me. I was always thinking, “I want to do this by myself and not for the family company”.

Since I was 7 years old I regularly came to Spain and one day when I was driving with my dad in Marbella I said yes this is the moment I need to move and set up my own business here. So I did. I grabbed my bags and started without nothing in the cowboy estate world ha ha - that’s what I call it. We own a lot of real estate in the Netherlands which gave me excellent contacts for the Marbella market. I benefit from the Marbella market because I can buy quickly and before the client season starts. Tis gives me the benefit to reserve great opportunities for my clients. Where I meet challenges through normal transactions is that there are 8 to 10 per cent transfer taxes that are calculated and paid to the government. Ten add the 5 per cent commission for the estate agency, this means with every transaction you already have 15 percent more expenses than you first thought of and need to think of the time you re-sell the property you have already lost 20 percent in transfer taxes. per cent transfer tax so that’s already a big difference. But my point from this is why the government doesn’t allow the transfer taxes to be paid six months later. Tat would save a lot of money and keep the market running. I have now lived here for 3 years, and I love my job as an agent in real estate. What I oſten see is many people coming here without any knowledge about the real estate business. Tey focus first on their commission but what worries me for this are the clients concerns. My opinion is that you first need to be professional for your client. See how the licences and what opportunities are in the property, and to give them the best service and price. In the end it should all be for the families who buy here as for most people, it’s the biggest purchase they make in their life.
