Gone are the days of sleepy, gated retirement communities in secluded, suburban settings. Millions of baby boomers reaching retirement age today are demanding a more urban style of living, and developers are beginning to respond.
"One of the things we`re seeing with the population over 65 is they want to stay in the heart of their community," Mather LifeWays Senior Vice President Gale Morgan said. "Boomers are saying `I want ease of access, I don`t want to have to get in my car to go to the restaurant or the doctor.` The urban lifestyle is getting more and more popular." ...

Real Estate Developers Are Now Designing With Instagram in Mind
Designer Ryan Korban has always been devoted to Instagram. An influencer him- self (with some 137,000 followers), the 34-year-old New School graduate earned his success by designing flagship stores for high-fashion brands that were flooded with selfie-takers from the go. Using bold colors and “wow moments” such as a massive dome made of gold leaf for the Madison Avenue Aquazzura boutique, he lured lookie-loos and the design-curious off the street just to take photos to post to their feeds. “No one wants to design a store that people just walk past,” he says....

Walmart and Kroger are rethinking stores as the online grocery battle intensifies
Walmart and Kroger are rethinking store layouts and functions as they battle for a bigger share of shoppers` online grocery spending.
Walmart has considered adding an automated fulfillment system to its stores, according to Walmart US CEO Greg Foran. This could entail robots picking gro- cery orders.
Kroger has considered designating a separate area within its stores for picking online orders "so it doesn`t create a distraction for the brick-and-mortar customer," Kroger`s chief digital officer Yael Cosset told Business Insider.

Mayor Paul Soglin and three City Council members are proposing that the city purchase two warehouse buildings on a 15-acre parcel of the former Oscar Mayer site to serve as satellite garages for 60 Metro Transit buses.
According to an article in the Wisconsin State Journal, the current Metro Transit garage, at 1101 E. Washington Ave., has space for 160 buses, but Metro has 215 in inventory. Also, the current site cannot accommodate longer Bus Rapid Transit (BRT) buses, which the city hopes to pursue to in the future to help move people through the isthmus area.
The 72-acre Oscar Mayer property is currently owned by Reich Brothers Holdings and Rabin Worldwide...
Ken Notes:: This could be very interesting and a great adaptive reuse of the property. Building a new facility to house larger buses and the balance of the fleet would be very expensive. Of course Reich Brothers will be trying to package the facilities and will need to decide if the warehouse buildings are integral part of other projects or can be spun off.
Neighborhood, city prepare for South Park Street without Pick `n Save
Planned development projects on South Park Street could temporarily leave the neighborhood without a grocery store.
While residents have long expressed their concerns about being without a gro- cery store, Madison officials say they can help residents access other grocers.
The Pick ‘n Save at 1312 S. Park St. is the only major full-service grocery store in the area. SSM Health plans to purchase the property and demolish the store later this year in order to build a clinic...
Ken Notes: We need a new plan for housing in the area and nice housing at that. The Welton plan is only a start and starting with affordable hous- ing make the rest a challenge. We may want to ask developers to look at market rate condos and apartments that are more affordable than down- town while still being close.
Use the corridor as a BRT test route to create a urban link with the down- town. Use Monona Bay, lake Wingra and the Arboretum as amenities. Make the neighborhood walkable and a destination. Allow height, urban renewal, and a continuation of what is happening by the hospitals to create a new East Washington like neighborhood. Until you want to live there you have work to do.
