Ken Notes: It is a sermon I have been preaching for 10 years now. Tourist friendly public transit terrace to terrace, airport to downtown, Sun to Middleton via downtown, and expresses to the burbs. BRT or rubber wheel trolley would work and require little if any infrastructure. Just got back form New Orleans and the systems were pretty good and the parades were amazing...


Tenants Love Bike Rooms. Bike Repair Shops? Not So Much.


While real estate is all about location, multifamily amenities are what drive leas- ing activity. In Silicon Valley, multifamily developers are having to take the extra step to add that one amenity that everyone is talking about. But the next big amenity does not always work.


“Bike storage works all the time, for sure, but we thought a shared bike repair shop would be really cool: three racks, tools, people can have conversations around their bikes,” Harmonie Park principal Don Capobres said during a recent Bisnow event in San Jose. “It’s been an utter failure in the projects we’ve imple- mented it. No one is using them.”...


RSK: Never know what us humans might like...but bet this would work in Madison for some reason.


Ken notes: What Madison NEEDS is a park and ride where people can commute in and ride the last mile or so to the office. 6,000 spaces at AEC are just sitting there!!!!!!!

University Research Park wants to add coffee shops, companies and camaraderie


Change is afoot at University Research Park — at least, if the park’s leaders and tenants have their way — and it could urbanize the sprawling tech- transfer center into a place where you can buy a cup of coffee, grab lunch or play a game of racquetball.


“We want to evolve ... so we stay fresh,” said the park’s managing director, Aaron Olver...


Ken Notes: Aaron is right -- a community / entrepreneurial feel is what companies want. I also see room for incubating small dining and retail, give some space to a daycare startup, see if Princeton Club will build an express with sports / field games (ultimate, lacrosse, volleyball), add a co-working space, and many need affordable wet-lab space...


New state council puts focus on homelessness The state on Monday quietly began a new era for addressing homelessness.


The new Interagency Council on Homelessness, chaired by Lt. Gov. Rebecca Kleefisch and including the heads of eight state agencies and service providers, met for the first time Monday afternoon to get a sense of the challenges faced by a highly vulnerable population and how to better address them.


The council is seen as a centerpiece of recent Republican legislation and budget provisions on addressing homelessness. It’s seen as a way to put top officials at the table to create a more holistic approach while pursuing best practices and efficiencies.


Ken Notes: Here is a simple solution, use micro home costing between 5 and 10K to provide "homes" to many homeless not interested in seeking shelter from affordable programs.


A homeless person now costs us MORE that these units and even exponen- tially more if they turn to crime. Integrate the developments with vets, students, entrepreneurs, eco tourists, micro curious, artists, and others just wanting super cheap yet cool living options.
