Demand for Student Housing Shows Signs of Slowing Down

Student housing properties leased up more slowly this year, thouth they still started the academic year fully-occupied on average, according to several industry sources.

“The student housing market moderated this year,” says Taylor Gunn, student housing analytics lead for data firm Axiometrics, a RealPage company. “This was anticipated to occur at some point after several consecutive years of record performance.”...

RSK: Our market is experiencing this same trend although we are bit stronger than most...but it will be slowing down considerably.

Target slashes prices on thousands of items, shares falter

(Reuters) - Target Corp (TGT.N) said on Friday that it lowered prices on thou- sands of items, from cereal to baby formula, further hurting retail stocks already pressured by Kroger Co’s (KR.N) disappointing quarterly results spurred by price cuts.

Target, which vowed earlier in the year to aggressively clamp down on prices to compete with rivals Wal-Mart Stores Inc (WMT.N) and Amazon.com (AMZN.O), said it had spent months reassessing the prices of everyday items such as milk, eggs, razors and bath tissue.’’

RSK: Looks like Amazon is putting the pressure on quite a few retailers... it has made them change their model.

Ken Notes:Why compete with Amazon, copy models that work like Trader Joe`s or locally Miller`s and Metcalf`s...

The Sky Isn’t Falling, But Here’s How Automation Will Affect CRE

Predicting a future in which all or most of human labor has been replaced by automation has become an almost fevered pastime among the technologists, entre- preneurs, and policy wonks who make up the world of technology journalism. Whether this is describing a utopian world of leisure and culture or a dystopian hellscape of inequality is the dealer’s choice. Add that to the cacophony on the other side that insists that those who are worried about losing their jobs are wrong (and quite possibly soft in the head), and you have a discussion that is difficult to

RSK: The thing to take out of this for CRE is tenants will want more flexible space and lease terms. If you can deliver this you will be on top of the automation game for awhile...

Developer shares details on massive `Madison Yards` proposal at Hill Farms site

Developers provided additional details at a community meeting Wednesday on a massive proposal that envisions a hotel, housing, office and retail space at the Hill Farms property on Madison`s West Side.

Smith Gilbane is looking to turn a 14-acre property adjacent to the under- construction state office building at the Hills Farms location into a collection of mixed-used buildings. The proposal, called "Madison Yards," would have four roads built to divide the land into five blocks.

The project could likely total hundreds of millions of dollars...

Plan Commission to take second look at long-planned South Park Street, Fish Hatchery development

A proposed development at the intersection of Madison`s Fish Hatchery Road and South Park Street has gone through multiple iterations and considerable back-and-forth between the neighborhood, developer and the city.

The city’s Plan Commission referred the plans in July, citing concerns with the pedestrian experience and lack of parking. Monday night, the commission will look at updated plans, which altered sidewalks and setbacks but left the parking situation, a major concern for some neighbors, largely the same.

The mixed-use project by T. Wall Enterprises named “Peloton Place Residences” is slated for 1004 - 1032 S. Park St. The development`s footprint would be triangular to fit the property, with a courtyard at its center....
