KeyBank Provides $23.8M Acquisition Financing for Affordable and Seniors Housing Communities in Madison, Wisconsin

MADISON, WIS. — KeyBank Real Estate Capital has provided $23.8 million in Fannie Mae loans for the acquisition of Hanover Square Apartments and Prairie Park Senior Apartments in Madison. Hanover Square is an affordable housing property built in 2002. Of its 65 units, 57 are set aside for households earning from 30 to 60 percent of the area median income. Prairie Park is a seniors housing property constructed in 2003. Of its 96 units, 90 are set aside for seniors earning 30 to 60 percent of the area median income. KeyBank also refinanced Hollow Creek in Conroe, Texas. John Gilmore of KeyBank arranged the financing for the borrower, Harmony Housing...

RSK: There must be some profit in the 30-60 percent median household senior housing projects. Good for them.

3 Ways Online Shopping is Impacting Warehousing and the Industrial Landscape

The growing demand for online shopping isn’t only changing the way most Americans do their shopping, it’s also altered the face of industrial real estate in a major way. From the use of drones within distribution centers to the need for warehouses in urban spaces, we can safely assume that 2017 will be a big year for changes regarding the way industrial properties are utilized.

Retail Centers Are Turning into Warehouses

Big retailers are coming up with new and resourceful ways to compete in a market dominated by Amazon, and their shift towards a more online-friendly approach seems to be working. Target, in particular, has devised a new way to increase their market share in this Amazon-dominated market by transforming their brick-and- mortar stores into warehouses...

RSK: You heard me say this over a year ago. In our market area it is almost impossible to find warehouse space over 20,000 that is for sale...and prices have skyrocketed as well.

Ken Notes: I`ll mention this one more time, the next self made billionaire will be the person that solves the last mile dilemma for online retailers. I like the old catalogue store idea every "community or neighborhood" has a small distribution and pickup center...

by KEN HARWOOD wisconsindevelopment.com Business Partnerships Spur Growth in Wisconsin

KENOSHA, Wis. (AP) — A southeast Wisconsin business alliance says more than financial incentives and support services are needed to lure companies to the area.

Gateway Technical College, the Kenosha Area Business Alliance, the Wisconsin Economic Development Corporation, the Kenosha County Job Center and other private companies have created a partnership with the goal of growing the local business community, the Kenosha News reported.

The partnership has found that training workers to fill specialized and technical jobs is important in attracting companies.

Gateway has provided training for more than 50 companies since 2011. Training has included areas such as robotics, die cast and computer numeric control operation....

Ken Notes: I agree. I love the attention Wisconsin is getting with Fox- conn, but it is the small businesses and growing companies, not to mention agriculture and education that is the backbone of the State. If we offered 250,000 dollars for every new employee these businesses provide we would have the fastest growing economy in the world.

I have suggested a corporate tax credit for creating jobs of just 20K (2K per for 10 years) and it has fallen on deaf ears because it would involve reward- ing the liberal EPIC`s as well as the conservative Menards, my contention is that both have done much to grow Wisconsin in fact with a few others that I would add to the list -- they have done far more than Foxconn every will...

Major riverfront redevelopment in Monona to begin construction this year

A major redevelopment project meant to be a “destination public place” along the Yahara River in Monona has been granted a series of city approvals, putting it in motion to begin construction at the end of the year.

“This site has the unique opportunity to create a new vibrant community connection to the Yahara River that does not exist in Monona,” the develop- ment plan states.
