How is the property market? W
ith the current uncertainty in the political climate
one might be forgiven for thinking that the property market would be in the dol- drums.
At Jean Goodman Ltd our recent experience has been the opposite, and property sales in the last three months have been brisk. The migration of buyers from the South East and Midlands is showing no sign of slowing down, the local market is holding up well and we have even sold to Brits returning from other EU countries. The result of all this is that we currently need more property in all price ranges to satisfy demand.
The market often slows a little at the beginning of the summer holiday period. This is generally short lived and is reversed in September when the holi- days end and buyers come out in strength, focussed on moving by Christmas. August, therefore, is a great time for sellers to start talk-

ing to estate agents and get their property on the market in time for the last busy spell of the year.
The only question to ask yourself is “which estate agent should I use?” so here are a few points to consider before you decide.
Always choose an agent who regularly advertises in the Kingsbridge and Salcombe Gazette. The internet is not the only way to sell and many purchasers like to scour the property pages in the paper. Some don’t use the internet at all. Do make sure your estate agent advertises on Rightmove, and Zoopla. There are other internet property portals but these are by far the most power- ful.
Take a look at estate agents’ websites to see if they are clear and easy to navigate. Buyers won’t spend time looking through complicat- ed sites.
Always ask friends who have bought or sold proper- ty recently what they thought of their estate agent. You can’t do better than a personal recommen- dation.
Don’t fall into the trap of instructing the agent who gives the highest valuation. If you start too high, your sale will take longer and you will probably be asked to reduce your price later. To ask about marketing your property without any obligation, speak to Jean Goodman on 01548 857422 or call in to our office at 109 Fore Street Kingsbridge and of course, see us every Friday in the Gazette.
