As with elsewhere in the property market, 2013 ended on a high for the new-build sector, with an average 3% year-on-year growth in prices, as shown in this month’s LSL Land & New Homes Index and revealed exclusively on Whathouse.co.uk.


As 2014 begins, it is reassuring to know that the housebuilding industry this year starts on a bedrock of some solid market foundations established at end of last year, and with the government continuing to focus attention on the sector – as highlighted in the chancellor’s latest Autumn Statement – the outlook seems bright. James McAuley, director of LSL Land & New Homes – www.lsllandandnewhomes.co.uk – comments: “In the year to the end of November 2013, the LSL Land & New Homes Index is reporting year on year growth in new build prices of 3%, which reflects the overall more favourable view of the market. In line with other indices, the main growth is to be found in Greater London followed by the South East and then the East Midlands. Interestingly, semi-detached properties appear to be seeing most widespread price increases, with all regions reporting a growth in prices, apart from East Anglia. Keith Osborne, editor of Whathouse.co.uk, adds: “The end of the year always brings a surge of interest in moving home and like every portal, at Whathouse.co.uk we see a leap in visitors to our site from Boxing Day right into the New Year. Housebuilder activity also ramps up considerably at the beginning of the year, with lots of new sites launched and a competitive edge as companies vie for the attention of house-hunters. So what will the coming months hold for


the new-build market, as Help to Buy grows but Funding for Lending is withdrawn? Osborne adds: “Help to Buy is bound to dominate housing news in 2014 – not only in the regions that are seeing the most buoyant growth in the LSL New Build Index, but also in Scotland, where their scheme was launched late last year, and in Wales, where it has just been unveiled. “It is strange to think that just 12 months ago, no-one had even heard of Help to Buy!” McAuley agrees that the schemes will continue to have a marked impact on the industry. “It will be interesting to see what happens to prices in the next few months when we could see the market pick up following the Christmas holiday period,” says McAuley. “But what is certain is that there appears to be a true appetite to get the UK building again and a clear sign that the existing measures introduced to support this are already having a positive impact.
