Enhancing energy efficiency in buildings I


ncreasing energy prices, alongside falling supply, legislation and growing pressure on the environment have put energy management and the need to improve energy efficiency in buildings firmly on the business agenda.


Energy management can be defined simply as using technology to improve energy performance. We all know effective energy management is not quite so simplistic, but with the right systems and strategies in place it can become achievable.


Malcolm Anson, President of the Building Controls Industry Association (BCIA) explains the need for effective management of buildings to enhance energy efficiency.


The much deliberated British and European Standard BS EN 15232, for example, was created to assist organisations with European legislation on energy efficiency in buildings. The standard allows organisations’ control systems to be assessed against a series of classes representing various levels of control of the energy performance.


Installing building controls or a Building Energy Management System can bring an array of benefits. An effective BEMS can offer a long term cost-effective solution to measuring, monitoring and managing the energy performance of building services, including heating, ventilation and air- conditioning. It can control a wide range of equipment within a building, therefore making a significant impact on increased energy efficiency through turning down or turning off equipment when it is not required.


Predictive tool


One good example of how a BEMS can improve the energy performance of a building is demonstrated by last year’s winner of the BCIA Energy Management Award, Next Control Systems. John Lewis Bluewater was identified as a candidate for a BEMS upgrade following the use of a Siemens Building Technologies BS EN15232 predictive tool, which identified significant energy savings could be made.


Next Control Systems installed an energy engineered BEMS which uses demand led control strategies to utilise building services only when ‘point of use’ conditions demand. The upgraded system uses a remote response centre to profile the

operational and energy performance of the store and includes real time reporting to eliminate any declines in performance. The store’s carbon output has been reduced by 938 tCO2e per annum, which over the lifetime of the store will equate to a substantial reduction in environmental impact. This highly efficient solution offers the benefits of remote monitoring, diagnostics and analytics to ensure store performance meets the partnership estate standards.


Performance


Next Control Systems have shown that enhancing energy efficiency in buildings is achievable with an effective BEMS. Developing an energy management strategy is a good starting point for organisations with energy savings and increasing energy efficiency as their ultimate goals. By evaluating an existing system against BS EN15232, building managers can assess if its performance meets the present and future needs for the operation of the building. This will identify where improvements can be made to achieve an effective energy management strategy.


It is important to remember that for any system to reach its full potential the need for knowledge is essential. Therefore, it is vital that those with energy management job roles such as, building and facilities managers know how to use and get the most out of the BEMS to achieve maximum results. Building controls are far from being fit and forget systems. To achieve ongoing sustainability there is a need for continuous monitoring, assessment and action to ensure they are effective and do not become out of date. Energy efficiency is key to effective buildings, the challenge going forward is to ensure energy management is maintained.


I hope that in 2017 we will see many more entries to the BCIA Awards, which display a true energy management strategy to ensure the industry stays ahead with new, innovative ideas and solutions to the ongoing challenges we are faced with.

Twenty-two electric heaters were replaced, lifting the EPC rating of the building from F to E to ensure it is compliant with the upcoming 2018 Minimum Energy Performance Standards (MEPS) regulations.


Staff at the Chamber of Commerce, which also includes conferencing facilities for local businesses, will benefit from more comfortable conditions thanks to the innovative Dimplex appliances, which were installed by Terry Baker Electrical Ltd, a member of the Chamber and the Dimplex Quantum installer network.

Dimplex Quantum 070 and 150 heaters were installed throughout the building, including meeting rooms, offices, corridors and the atrium. The innovative off-peak heaters draw energy during cheaper, off- peak periods and offer controllable heat on demand, with an intelligent controller which monitors the user’s heating habits and provides easy operation at the touch of a button. They are already proving popular in domestic properties for their energy-efficient, cost-saving benefits – and this installation shows their potential in commercial environments too.


The Quantum and Q-Rad heaters deliver an innovative solution to replace outdated storage heaters, combining the off-peak efficiency and controllability of Quantum with the intelligence and immediacy of Q-Rad electric radiators.
