Property FOCUS Stunning valley views from a timbered paradise
www.latesthomes.co.uk
BARN conversions come in all shapes and sizes, but seldom are they as appealing as Middle Barton at Wakeham, between Kingsbridge and Modbury. On the Modbury side of the river, but within easy striking distance of either town, and the beautiful coast at Bantham and Bigbury, this four bedroom property is one of a very few in a courtyard of barns adjacent to the old manor house. Sitting on the side of the valley, the property enjoys stunning views across very pretty countryside and a river valley. The modest but well stocked garden, with dining terrace, small lawn and kitchen garden complements the property perfectly, and also enjoys the beautiful views.
A splendid heavy timber front door opens to a welcoming entrance hall, with an abundance of character. Stairs rise to the first floor and doors open to Bedroom Four/Additional Reception Room and a Cloakroom. On the First floor can be found the lovely Sitting Room, with wordburning stove and glazed door to the garden. Double doors open to a well fitted country Kitchen/Breakfast Room, off which is a useful Utility Room. Stairs rise to the second floor where there are three bedrooms, including a Master Bedroom with En-Suite Shower Room, and a further Family Bathroom. The property has a garage and an additional allocated parking space, as well as visitor parking for the six properties which form Wakeham Barns. Offered for sale with no chain, and in good condition throughout, by Luscombe Maye, Modbury on 01548 830831 at an asking price of £400,000.

RODERICK THOMAS Two land parcels in the South Hams to go to informal tender
WITH Spring finally in the air, Stags have launched two blocks of land in the sought after South Hams to the market. Both are being offered for sale by informal tender and are expected to appeal to different types of buyers.
The informal tender method of sale can be confused with other methods of sale, but is actually no more daunting than a regular sale by private treaty. With a sale by informal tender, a property is marketed for a period of 6 to 8 weeks at a ‘guide price’. For those who are interested, a tender form must be completed which will ask for the amount of the offer, whether it is subject to finance and who will act as their solicitor. These tender forms must be submitted by the stated deadline, and will be opened at the same time. The vendor is not committed to accepting the highest, or indeed any, offer and has complete flexibility to choose the offer/purchaser which is most suited to him. The Land opposite Idestone Farm extends to approximately 5.14 acres in a tranquil setting just outside the
