The brave new world of Cape Verde

lthough affected by the global downturn, the archipelago’s property market has a rosy future, says Adrian Lillywhite of Cape Verde Property (

recession for decades, Cape Verde had an impressive 27 per cent increase in tourists last year and a further 14 per cent jump in fi rst quarter 2012.” Of the ten islands, Sal is most popular with house-hunters. “It has better infrastructure. The resort of Santa Maria has lovely bars, restaurants and world-class beach,” says Lillywhite. Prices range from around €30,000 (£24,000) for a studio in
Santa Maria to €950,000 (£750,000) for a frontline fi ve-bedroom villa in the Dunas Beach Resort. Of the new developments, Santa Monica Beach Resort, an off-plan complex on a stunning beach on nearby Boa Vista, deserves consideration. Distressed resale apartments at Sal’s Vila Verde Resort are
available from £37,000. “Two-bedroom resale apartments at fi ve- star Melia Tortuga Beach Resort cost from around £90,000.” Repayment mortgages (usually up to 50 per cent loan-to-value)
are available, but products are basic. “There are no interest-only, self-certifi ed or buy-to-let products. Some property developments offer guaranteed rental income but this isn’t usually considered by the banks,” advises Hazel Woodcock of Cape Verde Mortgage Company (
