Where’s the value?
If your block of flats requires staff, then you have two options,
recruit and employ candidates yourself, or use an agency.
There is often the question of cost-effectiveness when employing staff
and I would argue that a fee of several thousand pounds for a caretaker
that departs after a few months can leave a bitter taste in the mouth.
Using an agency though has many advantages; immediate relief, staffing
cover, a wide choice of experienced candidates and the expertise of
the recruiter are all key factors. You don’t carry out all the varied tasks
in running a block yourself, you outsource to specialists – why should
staffing be any different? This is especially so when employment law can
be a painful trap for the unwary.
There is a better way. Demand value from an agency, ask about
guarantee periods, some only offer three months – ask for six. Do they
carry out criminal record/identity checks? A really good agency will offer
these as standard for all permanent staff.
Your building operates 24/7, does your agency, or are they strictly 9-5?
Ask about 24-hour response; if your night concierge doesn’t arrive
for work you want to know that your agency can send a replacement
immediately.
By demanding value you can get the best of both worlds, a service run
by experts at a competitive cost.
