PEDESTRIAN COUNTS
Pedestrian counts in the Downtown core are conducted twice each year by the Downtown Business Improvement District (BID). At the busiest locations along 16th Street, (the blocks between Tremont and Stout Streets), an estimated 35,000 to 45,000 people walk by each block on an average day. The numbers in the map to the right respresent the pedestrian traffic on a single block in an average 24-hour period.
RESIDENTIAL MARKET Young professionals and baby boomers alike are enthusiastic about moving into Downtown Denver. In 2012, developers responded with 709 units added to Downtown’s 39,000+ existing households. While many residential markets across the nation are contracting, Downtown Denver’s continues to expand, with more than 4,000 units currently planned or under construction that will be built between 2013 and 2015. Downtown Denver has 13 neighborhoods closely linked to the commercial core, each with its individual character. HOTEL & HOSPITALITY
The Downtown hotel market continued to be one of the strongest in the region with the highest average room rate of $144.70 and the highest average occupancy rates at 71.7%. The exceptional strength of the Downtown hotel market indicates remaining unmet demand, and developers are responding with five hotels under construction or planned. These hotels will add more than 1,000 rooms to the existing Downtown hotel market.
