COSTA BLANCA CostaBlanca

How is the Costa Blanca market? From Torrevieja to Santa Pola there are a high number of units on the market and prices have dropped considerably. But along the northern coast, from Calpe upwards, development has not been so prolific, with prices holding up better. It is here Taylor Wimpey de España has focused its developments with a consistent level of sales.

Is there much British interest? The British market is second only to the local Spanish market. 39 per cent of all enquiries this year have come from the UK.

Are people still wary of buying in Spain? People are more wary about purchasing abroad generally. But, as a result, buyers are better informed. They are looking for quality products from established developers. Not simply looking for a bargain, they want value for money and the security of buying from a reputable developer.

What are prices doing? Pricing in the Costa Blanca is localised, varying from region to region, even town to town. Prices for new homes in secondary locations, with a significant over-supply, are still falling. Properties in the best areas are in short supply and are seeing some price rises to keep pace with demand.

How far have prices fallen in the last five years on the Costa Blanca? Between 25 and 35 per cent.

Victor Sague, sales and marketing director of Taylor Wimpey de España, answers your questions on this popular stretch of Southern Spain.

Is the Costa Blanca a market of its own? The Costa Blanca is a different market from Costa del Sol and attracts a different type of buyer. Currently there are more properties on offer at cheaper prices. This part of Spain also seems to attract the people looking to relocate permanently, compared with holiday home owners drawn by the year round sunshine, lower cost of living and infrastructure.

What are the advantages of buying on the Costa Blanca? Affordability and more for your money. It is an established region with British buyers, offering many a ‘home from home’ experience, but equally a Spanish lifestyle if desired. It is not only people of retirement age purchasing in the Costa Blanca (the healthy climate helps arthritic and rheumatic problems) but families attracted by the beaches, amenities and accessibility. Nearly half of all our enquiries are from people aged between 35 and 45.

Are the British still looking to buy new and off-plan? Many people are choosing to purchase stock units - turnkey homes where there is no risk of losing the property. But there is still interest in off-plan products, due to our reputation as an established and trustworthy developer.

Does the Taylor Wimpey brand gives a lot of comfort to UK buyers? A well-known brand is more relevant than ever. When the property market was thriving any company seemed to jump on the sales bandwagon. Buyers are choosing to purchase from reliable brands they know will be there after the crisis. We are contacted everyday by people who have paid deposits to bankrupt developers and are seeking help getting their money back.
