home or to move up? And what about selling a home? Could anyone manage to find a lender? Nonetheless, others were able to take

advantage of falling home prices and favorable interest rates. How were they able to do this? They had someone working hard on

their behalf. “I focus on service,” said Dave

Kliewer, branch manager of the Charleston office of Allied Home Mortgage Capital Corporation. “I give people my cell phone number, and I am always available to answer ques- tions. Regular banks are only open during business hours.” That is the kind of service people

are looking for in today’s market. After riding through the unpredictable ups and downs during 2009, people want help negotiating home financing. Just as every individual is unique, there is no one-fits-all mortgage.

“Everyone’s situation is different, and

it is up to me to listen, then tailor a loan to their specific needs,” Kliewer said. According to Kliewer, 2009 was a

record year for Allied Home Mortgage Capital, thanks to a relatively good home-purchasing environment. FHA and VA loans continue to be the option most home-buyers choose. Kliewer also said that “it all comes

down to reputation and service,” adding that word-of-mouth brings many clients to his office. He pointed out that mort- gage lenders should have well-developed relationships with local realtors so that they can work in tandem to provide the best product for the client. He suggested that anyone planning a move should find a lender first and a realtor second. “I should be the first one you con-

tact,” Kliewer said.
