and make sure that everyone in your party is aware of the rules.
1. Liability for damages: Aside from normal wear and tear, you will be held responsible for damages to the property or
its contents during your vacation residency, if damages occur because of willful neglect, intentional abuse, or violation
of our “Families Only” policy as outlined in this agreement. Provisions have been made for accidental damages if

2. Long distance phone calls: Renter is responsible for all long distance calls made from the property.

3. Subleasing: This agreement may not be assigned or subleased without prior consent.

4. Entry: From time to time, it may be necessary for us to enter the vacation home during reasonable hours for any
purpose connected with the repair, care or management of the property.

5. Owner’s closet: Any locked closets are reserved for storage of the owner’s private property. These areas are
absolutely not included in this rental.

6. Families only: These vacation homes were designed for family use only. If a house party develops, all vacationers
will be asked to leave immediately without refund. This is an important policy that is enforced without exception.

7. Repairs: Garden City Realty cannot guarantee air conditioning, plumbing or other appliances. If you have a

problem, we will do our best to have the malfunction repaired as soon as possible.

8. Pets: Each individual property has rules concerning pets. Be sure to check and see if pets are allowed before
booking your reservation
9. Cancellations: Should a reservation be cancelled more than 30 days prior to arrival an amount of 80% of the
reservation deposit will be refunded once the property is re-rented for the full amount of the original reservation. Should
a reservation be cancelled within 30 days of arrival all monies are forfeited unless the property is re-rented for the full
amount of the original reservation.
10. Equipment rentals: Linen is not furnished in all rentals. Linens, towels and cribs may be ordered through Garden
City Realty Reservation Department. Any orders made within 14 days of arrival will have an additional $25 dollars
added to the order.
11. Substitution: In the event that the owner of the vacation home elects to remove his property from our management
responsibility, we will provide comparable accommodations or a full refund.
12. Charcoaling: Absolutely no charcoaling on porches or balconies. Use only areas that are safe for charcoaling.
13. Non-Smoking condos and homes – we do our best to ensure the integrity of keeping our non-smoking condos
and homes free of smoke odor, however we cannot guarantee that a previous guest will disregard that the property
is listed as a non-smoking property and we will do our best to remove the smoking odors once reported.
14. Energy conservation: The energy and natural resources that are saved today belong to you, now and tomorrow.
Please turn off all lights, heat & air, and TV and check to see all water faucets are turned off when not in use. We
are proud to be the Garden City leader in an effort to conserve energy and our natural resources.
15. Tentative reservations: During your vacation, you may make plans to reserve a vacation home for next year.
Owners have top priority, followed by this year’s renter. If you have not made a tentative reservation by check out
time, the home may be reserved by anyone on a first come, first serve basis. To make a tentative reservation,
come by our office any time Monday through Friday, preferred, and leave a $50 deposit. The deposit will hold your
reservation until December 15th. Full details are available in our office. Deposit is not refundable.
16. Lock out charge: There will be a $25 service charge if you are locked out of your unit after hours.
17. No campers or motor homes are allow ed on the premises.
18. No one can pick up a key except the rent er unless prior arrangements have been made. We reserve the right not to
give a key to anyone under 25 years of age.
