Double, double, toil and trouble fire burn and cauldron bubble… Halloween is just around the corner, but as your friendly local solicitor I don’t want you to have a fright when you first move into your new property.


Picture this… you think you have found ‘the one’, you go through the conveyancing process and complete on your purchase, you move in… and the horror story starts!


I am not talking about ghosts in the attic or vampires in the airing cupboard; I am talking about defects in the property which may have been revealed if you had had a Home Buyers Report undertaken and which turn out to be a real pain in the neck!


If you are obtaining Mortgage Finance, then a Mortgage Valuation will be undertaken by your lender’s valuer. This valuation however is carried out for your lender only and is used solely to consider whether the Property is worth more than the amount to be advanced by the lender. It does not consider whether the Property is worth what you are proposing to pay for it or whether there are any defects that could cost a frightful amount of money to rectify.


A Home Buyers Report is considered to be the intermediate level of property survey, as they are much richer in detail than a basic Mortgage Valuation but less comprehensive and thorough than a Full Building Survey.


The Home Buyer Report will not detail every single aspect of the building, but it does spotlight urgent matters that could have a substantial effect on the value of the property and need attending to or further investigation. It will include all major sections of a property that are visible to the surveyor.


If you are purchasing a property that is in need of renovation or that you intend to alter, you may wish to consider commissioning the more comprehensive Building Survey.


When purchasing a new property we don’t want you to have a fright when you first move into your new home so make sure you get the right report!
