Summer Fun and Autumn Madness… and dare I


mention it... Christmas! It has been a while since I have written in the Cockermouth Post. I hope you have all had a wonderful summer, enjoyed the sunshine and made use of the good weather with a BBQ or two! I have to be honest it has been a pretty busy summer here at Milburns Cockermouth with a large number of sale and purchase transactions taking place and maybe a sneaky holiday (or two!)


However, with autumn fast approaching and the children going back to school and starting the new term, could now be the time to start thinking about a new home? A new home just in time for Christmas!


Please do not shout at me for mentioning Christmas, however let’s be realistic. We would normally estimate that a sale or purchase transaction would take approximately 6-8 weeks. However, this timescale can change depending on things such as the complexity of the matter, third party co-operation (Mortgage Lenders, Search Providers) and the practicalities of moving house such as the length of the chain and booking removals vans.


Therefore, although Christmas may feel like a long way away there is only approximately 16 weeks until the man in red returns.


So, if you are thinking of putting your property on the market for sale and being in your new home before Christmas, then it’s time to get your skates on (sorry!) and put your property on the market. Here are some handy tips to help you:


• Try and instruct three local estate agents to value your property and then choose the one


you feel most comfortable with to market your home


• Instruct your solicitor at an early stage- there are a number of forms you will need to complete as


part of the selling process and therefore, you may wish to instruct a solicitor early on to get a head start


• Get your paperwork together- any paperwork you have in connection with the property,


planning permissions, building regulations, boiler service, FENSA certificates, electrical certificates etc, will be needed, therefore try and locate it all as soon as possible
