Over-55 homeowners underestimate property wealth by £90,000

New research by the Equity Release Council suggests many homeowners over 55 have far greater housing wealth than they realise.

The research shows the average UK homeowner aged over 55 paid £100,756 for their home and has lived there for nearly 18 years.

They estimate their home now to be worth £257,584, on average, or a rise

of 156%. But according to the ONS the average UK house price has risen by 244% over the same period, to £346,861 – £89,277 more than those respondents estimated.

Juice of the zested lemon & half the zested orange

Pre-heat oven to 170C. Grease and line a 2lb loaf tin.

Put all the cake ingredients into a bowl or mixer and mix until smooth. Add a little more fl our if the mix seems to curdle.

Scrape this into the tin and bake in the middle of the oven for 40mins until golden and starting to pull away from the tin’s edges.

Juice the naked lemon and half the orange and add to a small bowl with the Pimms and icing sugar. Mix until dissolved.

Add the sugar but don’t mix, just let it sit until the cake is cooked. If the drizzle is looking very wet add more sugar.

• When the cake is cooked and still hot prick the top all over with a skewer and spoon on the drizzle. Sprinkle a bit more sugar on if you want extra crunch and leave in the tin to cool and set.

• Once completely cooled gently run a sharp knife around the edges, and turn the cake out.

Decorate the top with sliced strawberries and mint leaves and dust with icing sugar, Enjoy!

According to the research, nearly 60% of over-55 homeowners had not had their property valued since they bought it, an average of nearly 18 years ago. Nigel Waterson, Chairman of the Equity Release Council, commented “It is no secret that the property market has been kind to many homeowners, but it is remarkable to see how far people underestimate the potential size of their housing wealth, which puts the average pension pot in the shade”.

If you think you might be underestimating your property’s value, we at Hennings Moir would be delighted to offer you a free valuation. Call us on 01752 850440.
