Board meeting minutes Charlene Petragallo led the Pledge of


Allegiance. CALL TO ORDER: President Charlene


Petragallo called the meeting to order at 9:00 a.m. The meeting was held in the Oakwood Clubhouse Ballroom. Board members present included Ms. Petragallo, Vice President Wayne Karp, Treasurer Dave Wigton, Assistant Treasurer Jim Willsey, Secretary David Peters and Members at Large Joe D’Amore, and Bob Prezkop. Interim General Manager Clark


Champion also attended the meeting. A quorum was present. PRESIDENT’S REPORT: Ms. Petragallo’s


report consisted of the following statements: “On the agenda are status reports and action items for issues of great importance to our community. These include the revised CC&R document, the cell tower installation, a status report on the Master Plan document, and the general manager search process.” APPROVAL OF MEETING MINUTES:


Mr. Peters made a motion to approve the January 23, 2013, meeting minutes as submitted. The motion passed with Mr. Willsey abstaining since he was not present at that meeting. Mr. Peters made a motion to approve


the February 13, 2013, Board Workshop on CC&R revisions minutes as submitted. The motion unanimously passed. COMMITTEE REPORTS: A. Rules and Regulations – Dave


Heffernan, Chair: Two new rules regarding storage pods and dumpsters are on the agenda today for posting for homeowner comment. B. Ad Hoc CC&R revisions - Bobbie

Reed, Chair – The committee is submitting the revised CC&R document for posting for homeowner comment. C. Ad hoc cell tower - Wayne Karp, Chair


– Updates, status and recommendations for future actions were presented. D. Master Planning - Herb Lienenbrugger,


Chair – Background, updates, and process report was presented. GENERAL MANAGER’S REPORT: Mr.


Champion reported on the general manager search process and said that the process is moving along well. A team has been chosen and a rating survey for homeowners to fi ll out was sent via the website. Updates will continue to be forthcoming. TREASURER’S REPORT: Mr. Wigton


announced that Controller Tricia Brooks has resigned and he thanked her for her service. Jennifer Terry, the new controller, will begin work March 8. OLD BUSINESS: None NEW BUSINESS: Rules and Regulations Changes – Mr.


D’Amore made a motion to post for comment until the March 27, 2013, Board of Directors meeting the changes to the rules and regulations. The motion passed unanimously. CC&R Revisions – Mr. D’Amore made


a motion to post for comment until the March 27, 2013, Board of Directors meeting the CC&R revisions as presented by the Ad Hoc Committee. The motion passed unanimously. Resolution: Members First Annual


Fee – Mr. Prezkop read a resolution to approve the annual fee for the website provider, Members First. The fee is related
