WINNER BAILY GARNER AND AFFINITY SUTTON FOR FUTUREFIT JUDGES’ COMMENT

Registered social landlord Affi nity Sutton wanted to investigate how it could respond to the low-carbon agenda with its existing stock. The organisation appointed


Baily Garner to help set a framework for the project, provide consultancy support, SAP modelling, specifi cation, cost services and training. The FutureFit project used


three diff erent budgets for packages of work to give around 200 properties across the country low-carbon retrofi ts. In addition to the design and


implementation of works packages, FutureFit looked at the fi nancial implications. The scheme also looked at level

of works, carbon savings, de-carbonisation, interest rates and fi nance, as well as at the people aspects in relation to resident and behavioural change and professional and client education and cultural change. When limitations were


identifi ed within SAP, the team developed tools and techniques to transfer data into cost and practical specifi cation models. Cultural diffi culties including


the binding together of a diverse client, contract and consulting


team were overcome through developing tools, techniques, training sessions and information exchanges. Regular monitoring on site,


logbooks and feedback on performance helped drive higher performance from all parties. A dedicated project manager


proactively managed customer satisfaction and residents have completed follow-up surveys. Stakeholder-led design allowed


contractors, residents and Affi nity Sutton staff to undertake site visits and design packages of work to achieve higher performance. The team devised workshops


for residents, frontline staff , senior managers and board members to help shape the design of the retrofi t solutions. More than 20 standard


archetype models were created with each property having a calculated baseline for carbon and energy performance. Each option carried a capital


cost, carbon saving, energy saving and potential rent increase. An evaluation was also made of the impact of lifestyle on savings.

At the outset of the FutureFit project, Affinity Sutton realised clear client leadership was essential. Alex


Willey provided exactly what was needed: commitment, persuasion and charm in equal measure – but also took the right decisions at the right times to ensure the success of the project. The ability to communicate


effectively was critical. Alex was constantly dealing with residents, staff, professionals and tradespeople, gaining project buy-in from all to get the desired results. When all the data was coming in,


she also had the analytical skills to crunch the numbers. Everyone involved in the project


found Alex a pleasure to work with and a fundamental reason as to why it was such a success.
