PebbleCreek HOA Budget summary January 2012
Marion Moskal The 2012 PebbleCreek HOA budget
has been placed on the HOA website and in both of the clubhouse libraries for homeowners to view. The Finance Committee will continue publishing the monthly PebbleCreek HOA Budget Summary report in the PebbleCreek Post to keep the community informed on the status of the PCHOA budget as the year progresses. Due to the timing of actual fi nancial results and the article cut-off date for publishing in the PebbleCreek Post, the monthly report will be lagging by two months. Therefore, this month’s PebbleCreek Post will provide January 2012 fi nancial results. The May PebbleCreek Post will provide the February 2012 fi nancial information and so forth. However, copies of the budget summaries will be placed in the 2012 fi nance binders in both libraries and can be viewed earlier. The January budget results are positive
and indicate that we are off to a good start. The January revenue is 1.9% favorable to budget with Golf, Activities and Miscellaneous Income positive revenue offsetting a slight revenue shortfall in Food & Beverage. New home closings were positive with 7 for the month of January
and resale home closings fi nished at 13 for the month. Both new and resale home closings had exceeded the budget forecast and contributed positively to the revenue results for January. The January expenses are very favorable
to budget at 14.2% under budget. This is due to the actual timing and booking of planned expenditures. Generally, some expenditures and improvements are budgeted early in the calendar year because the actual dates and ordering lead times are not available at the time the budget is being put together for approval. As the year progresses the actual expenditures will catch up with the budgeted dollars and the year-to-date results will fi nish more aligned with the budget. This

detailed standard set of accounting fi nancials that will continue to be provided in the Eagle’s Nest and Tuscany Falls Libraries and on the PebbleCreek HOA website at www.
pebblecreekhoa.org. The fi nancial binders in the libraries are for all homeowners to share. PLEASE be considerate of your fellow homeowner and do not remove any pages from these binders. Should you need a copy, please talk to Resident & Guest Services at either clubhouse desk. The monthly fi nancial budget summary can also be found by tuning into Channel 22. If you have any questions, please contact the Finance Committee, which meets on the last Tuesday of every month at 8:30 a.m. in room 100 of the Eagle’s Nest Activities Center.

If you are a veteran and are in need of a replacement fl ag, just let them know and they will advise the VFW who will replace it, free of charge, within a couple of weeks.
