Con- taining 49928 square feet, more or less, with the buildings thereon. Second Tract: A certain tract of land situated in the easterly part of said Dudley, bounded and described as follows: Beginning at the southwest comer of intersection of Green and Pine Streets; Thence running westerly by Pine Street,100 feet; Thence turning and running southerly parallel to Green Street for a distance of about 84 feet to a point that is 37 feet north- westerly at right angles from the center line of location of Southern New England Railroad Corporation; Thence turning and running South 50 35’ West parallel to said center line for a distance of about 194 feet to northerly line of Spruce Street; Thence turning and running easterly by Spruce Street about 91 feet to a point that is 40 feet dis- tant southeasterly at right angles from said Center Line of location; Thence turning and running North 50 35’ East on line parallel to said center line for a distance of about 211 feet to westerly line of Green Street; Thence turning and running northerly by Green Street about 70 feet to the point of beginning. Containing 0.54 acres, more or less. Subject to an easement of the Webster and Southbridge Gas & Electric Company recorded with the Worcester District Registry of Deeds, Book 2585, Page 541, and to any restrictions and easements of record. Excepting from the locus, deed to Joseph P. Battista et al, dated April 27, 1951, and recorded in Book 3331, Page 479. For title ref- erence see deed dated January 18, 2005 and recorded on February 3, 2005 in Book 35642, Page 81. The description of the premises contained in said mortgage shall control in the event of an error in this notice. The Mortgagee re- serves the right to postpone the sale to a later date by pub- lic announcement at the time and date appointed for the sale and to further postpone at any adjourned sale date by public announcement at the time and date appointed for the adjourned sale date. The premises will be sold sub- ject to and with the benefit of all rights, restrictions, ease- ments, improvements, orders of condition, outstanding tax titles, municipal or other public taxes, assessments, bet- terments, liens or claims in the nature of liens and existing encumbrances of record created prior to the mortgage, or entitled to precedence over the mortgage, if any, insofar as the same are still in force and applicable to the premises.
