Business San Marcos townhomes bloom again by Joan Westlake


Just as baby birds chirping and flowers blooming announce spring’s arrival, the renewed sales and construction of 22 townhomes in the final phase at San Marcos Commons may well be another harbinger of economic recovery. Located on the northwest edge of downtown Chandler, it is another historic district project by Niels Kreipke and his company, Desert Viking. The Danish developer’s vision for a revitalized downtown began nearly 16 years ago when much of the area was boarded up.


“I saw a potential to make an impact on the city of Chandler with growth for residents but also for firms like Intel and Microchip relocating from the


building,” says Kreipke of his new Wells Fargo Bank financing.


“The demand is here for the residential,” he says of the project. “We want this downtown experience to be more intimate, specialized and walkable.”

East Coast and San Francisco and Seattle,” Kreipke says. The Commons project began with a 2004 agreement between the City of Chandler and Desert Viking that included some land and utilities from Chandler. It was designed to help offset the costs of redevelopment and urban infill that are significantly higher than open space development. But, as building began in 2007, the recession hit.


In December 2011, the Chandler City Council revised that agreement so Desert Viking could refinance for the final phase. All the homes have front porches, balconies and garages in the back to create pedestrian-friendly curb appeal where neighbors can stroll on the way to their jobs, restaurants, events, pubs and the Chandler Center for the Arts. The adjacent Crowne Plaza San Marcos Golf Resort offers additional amenities including a golf course. The two- and three- bedroom townhomes with 1,350 to 2,050 square feet have 10-foot ceilings, 8-foot


doors, two-car garages, upscale appliances and granite countertops. Prices start at $189,900 to $239,900. There is a $135 monthly homeowner fee that includes the pool / hot tub area, ramada-covered barbecue area with fountain, washing of the expansive windows, all exterior maintenance, landscaping and basic cable service. Three former models and three spec homes are ready for move-in. The final construction area is expected to welcome new homeowners in July.

City’s new management services director starts The new management services director for the City


of Chandler is Dawn Lang, 44, who has worked for the City for nearly five years and served as assistant director of finance for the past three and a half years. Before that, she was the budget manager and assistant budget manager. She replaces Dennis Strachota, who resigned Jan. 13 to take a position in Long Beach, CA. Lang will oversee the activities of a 72-person department that includes several divisions, including accounting, budget, central supply, environmental management, purchasing, tax and license and utility services. Her annual salary will be $135,000.
