Despite continued public belief in the importance of sustainability, in recent times people’s confidence in the reality of implementing sustainable developments andmaintaining themlong termhas declined.

itting the Green Wall…And Beyond, a survey conducted in
2010 by the British Property Federation in collaboration with Spada and TaylorWessing, is the biggest,most comprehensive
survey of the UK development industry to date. The key finding of the survey demonstrated that themajority of those surveyed did not believe that the government’s zero carbon targets for the sector were realistic. The current government’s
revisions of the zero-carbon policy seem to reflect the decline in public confidence; following a review of the original July 2009 proposals to tighten the Carbon Compliance by 70 per cent, the coalition government concluded that the
original proposals were overly- ambitious, and recommended emissions targets be reduced. The Joseph Rowntree
Foundation’s evaluation of its Elm TreeMews development supports this revision. The evaluation found that homes were losing 54 per cent more heat than they were designed to, solar systems provided hot water but suffered numerous operational problems, and the performance of the heat pump was significantly less than designed. The overall effect was
that dwelling carbon emission rates were only marginally in advance of current regulations. To prove that sustainable
living is possible, developers Marchday have created their Lingfield Point project.
