legislation came into force over four years ago in England and Wales; many businesses are still not complying or unaware of their responsibilities as part of the legislation; substantial fines have been imposed on businesses of all sizes, from small firms and landlords, to international companies.

period of time, and protecting the escape routes for the building’s occupants. An essential component of the fire door assembly are the door seals, which when properly located and secured, prevent the passage of cold smoke, fire and hot smoke, and sound.

DURING the past ten years, there has been a growing trend for the Building Regulations to require information about the building and its services to be passed on to the owner/occupier. This is to ensure the efficient


working of the service or because there is a secondary regulatory requirement. The Regulations were amended in 2006 - Regulation 16B required information regarding the fire safety aspects of buildings where Part B [Fire Safety] and the Regulatory Reform [Fire Safety] Order 2005 applied. This requirement is now Regulation 38 of the Building Regulations 2010.


Much of the information required can be found on the architectural and engineering sub-contractor drawings and specification but often it needs drawing together. Where a building is relatively simple in design, then the following information should be


complied: [1] Escape routes [2] Compartmentation and separation [3] Fire doors, self closers [4] Smoke detectors, alarm call points, sounders, emergency lighting, fire fighting equipment [5] Sprinkler systems [6] Smoke control systems [7] High risk areas [8] Specification of fire safety equipment and maintenance [9] Assumptions in the design of the fire safety arrangements [10] Any provision to facilitate the evacuation of disabled people. In more complex buildings, a greater degree of information would be necessary.
