Bert TerHorst, a Commercial and Residential Real Estate specialist and Shawna Hubscher, the president of Pathway to Canada Immigration have combined forces to become a one stop ‘Come to Canada’ shop.


“Mostly we are focused on getting entrepreneurs immigrating to the BC Interior and the rest of British Columbia,” says Hubscher. “The regional business category of the PNP (Provincial Nominee Program) offers an opportunity for people to invest into a resource rich area, like the BC Interior. We have lots of room to grow and the possibilities are almost endless.”


Most investors who come to BC are from China, Korea, and the United Kingdom. “Our network of contacts comes from there and from Russia, Dubai, the Philippines, and Europe,” says Hubscher. “The majority of clients are business investors with related experience. For example we have an investor and he wants to come here to set up a manufacturing plant. He is established in the US and Europe and now wants to bring his wife and family here in order to move into the Canadian market. As long as our clients can transfer their professional skills into a business idea we can help them.”


TerHorst and Hubscher take existing Canadian businesses and provide them with investors who have a complimentary skill set that will fit with the business and who want to immigrate to Canada. They explain, “Through the BC Regional Business PNP Program,


investors must acquire one third of a business, with a minimum investment of $200,000 and they must have proof their net worth is over $400,000.”


As an immigrant, the legalities of purchasing or creating a new business can be daunting. TerHorst has over nine years experience in this area. He works with Canadian and Foreign Investors for their land and business acquisition. Once a business plan is decided upon TerHorst goes to work. As project manager he takes the business concept and assembles what is needed, then develops and manages it; from land acquisition and building permits to the finishing touches, TerHorst is there. Should a viable business that meets the criteria for Canadian Immigration programs already be in place, TerHorst helps investors navigate through the process of acquiring that business.


“Over the years I’ve set up clients with local manufacturing companies that otherwise would have folded and disappeared,” says TerHorst. “It is very important to bring these investors into the area to contribute to economic stability. As our population ages, many companies are thinking of shutting down because they want to retire. By bringing in new investors from other countries, local business continues to thrive and

jobs are not lost.” TerHorst, who is with Realty Executives, also helps immigrants purchase their new homes.


TerHorst and Hubscher also have access to several agents who speak the same language as their clientele and when necessary they hire local translation companies to help with the documentation.
