The other selling point of Chandler, Maes says, is the “excellent” school system that is known for excellent academics and sports programs. Although she is hesitant to make a lot of predictions about what the future may bring, Maes says right now is defi nitely a great time to purchase a home. “There are a lot of nice homes to choose from out there and interest rates are still very low,” she says. “Prices may still go down a little here and there, but it all depends on the area. Looking at sales in the past year, price per square foot has gone down about 11 percent; but on the other hand, in some areas in Chandler prices have actually gone up. I do think the market is going to hold soon, especially with the new Intel fab opening in 2013. That will bring more people to Chandler, and they all need a place to live.”

Retirees, snowbirds boost buying Most of the buyers Maes currently works with

are investors and visitors from out of town who are looking for a vacation home or a home in which to retire.

“My clients are looking for gated communities, because they are not here full time, that are also close to amenities, golf courses and privacy,” she adds. “We’ve been looking at homes from $500,000 and up, and we have missed out on many homes in that price range due to multiple offers, but the $120,000 to $175,000 price range is also very popular with the investors and a lot of Canadian buyers looking to pay cash for a vacation home.”

Speaking of prices, Maes says for those putting their homes up for sale, don’t be greedy when it comes to how much is wanted for it.

“Listen to your Realtor when it comes to pricing. If you price your home too high in the beginning, I guarantee you will have to do a price reduction, and it will just extend the time your home is on the market.”

Maes says she enjoys working in the community that has been her home for 11 years. As a way of giving thanks, she donates part of every commission to charity.

“I’ve always given back and donated to different things in the community, but late last year I wanted to make a bigger commitment and decided to donate 20 percent of my commission,” she says. “I thought it would be a great way for nonprofi t organizations, school clubs, churches and charities to raise money. I’ve had and have kids in school and in sports, and it’s hard to raise money for everything.”
