Through a development agreement for San Marcos Commons, the City of Chandler and Desert Viking Properties will begin to execute their vision for downtown Chandler. The highly visible project is located on Arizona Avenue and Chandler Boulevard, and will mark the northern entryway to the downtown corridor.


This public-private partnership will bring more than 139,000 square feet of new commercial space in to the downtown area. In addition, a 540-space parking garage will be built to provide parking for the development. The agreement clears the way for the developer to

fi nalize zoning approvals and begin developing construction plans, preleasing space and securing fi nancing.


Construction on the garage and the fi rst two buildings will begin no later than September 2012 with the entire project to be completed in fall 2014, according to City of Chandler Public Information Offi cer Jane Poston.

the Master Development Agreement completed in 2003. Phase I was residential with 79 townhomes, and is 75 percent complete. Phase II is intended to spur commercial development in the downtown area.


“Retail vacancy rates in the downtown area are very low, and this development is intended to attract and accommodate a new niche of retail business in the downtown,” says Poston. “It will also include unique offi ce confi gurations not available in the offi ce towers.” In addition, Poston says the City will be able to meet its ongoing demand for parking with the new 540-space


parking garage. This will allow 165 public parking spaces during business hours, with the balance for offi ce use and the entire parking garage secured for public use on evenings and weekends. The third and fi nal phase will be on the northwest end of the property, but details of how it will be developed are not yet determined.
