Farmland prices remain high


THE cost of buying farmland in Wales remains high according the latest rural land market survey by chartered surveyors’ body RICS. A continued lack of supply and increased


demand for commercial farmland is driving the high prices according to RICS’ survey. Over the past six months 58 per cent more


chartered surveyors reported a rise rather than a fall in demand for commercial farmland. This was up from 22 per cent in the previous half year. Demand for residential farmland increased but


not as sharply, with 27 per cent more surveyors reporting a rise in demand rather than fall. RICS says rising demand can also be attributed


to some ‘lifestyle’ buyers, as well as investors, returning to the market. Supply of farmland continued to fall, but at a much slower pace with just a one per cent increase in chartered surveyors reporting a rise rather than a fall in the availability of commercial farmland. The supply of residential farmland also continued to fall at a similar rate, with availability


at minus 8 per cent, (from minus 27 per cent in the last six months of 2009). Despite land values remaining high, the survey


results present a mixed picture on prices with arable land showing more growth than land for pasture. Average arable land prices in Wales have risen


16.7 per cent in the last six months and stand at £17,298 per hectare (up from £14,827). Pasture land prices also increased but at the
