Renovation of Basement-Level Men’s Locker Room to Occur in 2011

ecently, the Board of Trustees approved a plan to renovate the basement-level men’s


locker room beginning in spring 2011. The Phase I (east end) area of these facilities are 45 years old. The Phase II (west end) area is only a few years younger. These areas have plumbing and other infrastructure issues that need to be dealt with. During this significant under- taking, lockers will be replaced at the same time. Members will be kept up-to-date on the schedule of improvements. The following are answers to what the Board of Trustees expect to be the more commonly asked questions.

How many members will this affect? Members who use the men’s basement level


locker room facilities will be affected. About 10 percent of our members rent lockers, with many members taking advantage of the facili- ties within this locker room. Will my locker be in the same place with the same community? Yes. Lockers will be in the same place with

What is the problem with the locker room? Some of the areas in the locker room have not been renovated since the opening of Phase I. Pipes and floors in the wet areas are leaking and disintegrating. Some of the lockers date to the 1930s and many are rusty. A Locker Room subcommittee, the Property Committee, the Budget and Finance Committee and the Board of Trustees have looked into the situa- tion extensively and agree that infrastructural improvements to the basement-level men’s locker room are long overdue and cannot be put off.


What changes can members expect? The main reason this project is being


undertaken is to repair the wet areas of the locker room. The steam room, sauna, sinks, showers and toilet areas are worn out. More importantly, the club needs to replace failing plumbing. In order to reduce disruptions, lockers will be changed at the same time. What is the time schedule? Ideally the club will start the work in March


and complete the work by Labor Day to be ready for the fall onslaught of member usage. The summer months are when the project is likely to inconvenience the least number of members. The preliminary plan is to complete the wet areas of Phase I before moving into the wet areas of Phase II. This plan will at least


the same locker number, with every effort being made to keep the same combinations. Will the new lockers be of the same materials and size? While the final locker choice


has not been made, the current direction is to purchase metal lockers. The club expects it will be able to obtain lockers in the same height and size configura-


tion as we have now. Members will maintain the current locker communities, which the club knows is important to members. Can’t the existing lockers be repaired and/or painted?


Many lockers have deteriorated beyond


reasonable repair and it is more cost effective to change them out. The lockers are installed in banks. While one member’s locker may be okay, the ones around it may be deteriorated. Will I keep my same locker combination? Every effort is being made to keep the combinations the same. Will I be able to access the locker room during the renovation? The club will renovate one wet area before beginning work on the other area to ensure we have uninterrupted shower facility access. The steam room, sauna and hot room will not be available while work occurs in those areas. It is anticipated that your locker will be avail- able during the renovation, except for a short period when the lockers in that area are being replaced. There will be postings during the project to let members know when their locker will be replaced and what they should do. How much will these improvements cost? The preliminary estimate puts the budget at around $2 million to keep the same ameni- ties that are currently enjoyed by members.


The high price tag is driven mostly by the construction costs in dealing with plumbing and other infrastructure. Will locker fees increase to pay for this renova- tion? The current budget has no locker fee


increase scheduled in 2011. There have been no increases in locker fees for the past four years even though our heating and utility bills have gone up substantially. Locker fees always have been and will continue to be evalu- ated during the our comprehensive annual budgeting process. Will I get a refund of locker fees during the renovation? No, it is expected that member access to


their lockers will be available during most of the duration of this project. The only antici- pated exception will be when a member’s locker is being replaced, which could take a few days. Where does the money come from? The Property Fund. The recently


completed capital reserve study highlighted the need to make funding available for infra- structural replacements as the club’s assets age. A portion of member dues is allocated to this purpose as well as a portion of initiation fees. The purpose of the Property Fund is to ensure funding is available for the club’s capital expen- diture needs, such as this project. What will the renovations look like? This is yet to be determined. However,


members can expect the final finishes to be practical and serve their purpose for many years to come. Will there still be access to the Joe’s window from the men’s locker room when the renova- tion is complete? Yes.
