Tere are some important things to remember if you decide to go down this route. Aſter dealing with the ups and downs of the rental market for 18 years Soffi Searle from SEARLES Property Consultancy has set out below some top tips to help you make your decision:

Letting Agents) – the membership requires them to work under a strict Code of Conduct and be scrutinized to show that they have done all parts of the process correctly. Tey “know which way the wind blows”.

Ask the Agent to visit your house for a free, no-obligation realistic rent

assessment. Tere are Agents who will promise you a rent that gleams ike a shiny diamond in the future but if you haven’t let the property because the rent assessment is unrealistic you will never actually get to the diamond. “Many a little makes a mickle”.

If the Agent gives you advice about how to present your property, listen to what they

Find an Agent who is a member of ARLA (the Association of Residential

say – after all, they will know what expectations most Tenants will have. So if there are some cosmetic betterments to do in, say, the kitchen and bathroom then try and do them so that you stand a better chance of letting the property. “You need to throw a sprat to catch a mackerel”!

Work within the laws – there are stringent, mandatory laws about EPCs, soft furnishings,

gas safe appliances and so on. The Agent will know which laws you have to abide by and will help you find out the best way to do this. It is not worth trying to avoid the law and you will sleep better at night knowing you have done everything properly! “Keep your nose clean”.

Make sure you hand over the property professionally cleaned – it may be

expensive but you will be glad when you get your property back at the end of the tenancy presented in the same way. “A stitch in time saves nine”.
