Their purpose was to design an innova- tive approach that reduces the building’s carbon footprint in a cost-effective man- ner. Over an eight month collaborative design process, the team developed an integrated sustainability program. The plan includes infrastructure improve- ments, design standards, tenant energy management, property management, and leasing and marketing initiatives. In addition to reducing the build-
ing’s energy costs and environmental impact, this program was designed as a model for commercial buildings world- wide. The Empire State Building shows how a comprehensive approach to build- ing efficiency can have a major impact — not just on the most famous building in America, but also on the development of the low carbon cities and communities that are a necessity today.

The sustainability challenge posed by commercial buildings is most concentrated in dense urban settings like New York City, where 21 percent of greenhouse gas emissions are attribut- ed to commercial buildings. a landmark in 20th century engineering, famous architecture, and popular cul- ture. In 2009, it became a symbol of sus- tainability when it announced a multimil- lion-dollar sustainability plan. In addition to helping both the building and the city address their sustainability objectives, this project is a model for the thousands of similar buildings in towns and cities

X X PROCESS Each member of the diverse team brought to the table a unique set of skills and perspective. The team challenged each other technically, rigorously de- bated analysis approaches and project priorities, and vetted conclusions and outcomes. By applying industry standard sustainability rankings, as well as devel- oping new tools, the team executed a more thorough review process than any one metric alone could provide.
