UCL close to pub management deal
Group hopes to roll out its operating model in two large pubcos

URBAN & COUNTRY Leisure (UCL), the pub management group, hopes to roll out its “management blueprint” with two large pub companies after signing a joint venture deal with a private equity group.
UCL has undertaken a reverse
equity swap with Inventive Property Holdings, a subsidiary of private finance firm Bridgehouse Capital, which owns and operates five pubs in London. At the same time the group announced former merchant
banker Aubrey Brocklebank as its new chairman.
Founded by former Bar Room Bar owner Ross Saunders, UCL runs the five pubs owned by Inventive under a management contract, plus a further nine pubs for other owners. Its latest opening is the Huff Cap in Alcester, Warwickshire, which has just under- gone an £850,000 refurbishment. According to Saunders, the joint venture “will see both companies merge to achieve better buying power, a streamlining of operating systems and communications, which will also ultimately provide working
capital and funding for the next four years of the planned UCL expansion of its estate”.
He added that the group planned to finalise talks with two large pub com- panies with a view to rolling out its own ‘management blueprint’ across their respective pub estates. Saunders said UCL will then cap its management contract operations to focus on pub/restaurant owned busi- ness operations.
It has earmarked a further 10 to 15 sites that it plans to own and operate over the next 12 months, taking its estate to 30 sites.
The Blythe Inn is in the Staffordshire village of Stowe-by- Chartley, near Uttoxeter, famed for its racing meetings. The pub, to be leased from a private investor free of all ties, features a large lounge bar, games room, sizeable dining area and a decent-sized beer garden. Parking is available for up to 50 cars. Owner’s accommo- dation includes four bedrooms.

Free web page to help buy pubs
A COMPANY is offering communities looking to buy their local pub a free web page while they are trying to raise funds to acquire the site. Websites4Pubs director Steve Neale said the offer would enable fund- raisers to announce news, email registered members of the co-opera- tive trying to buy the pub and help collect donations. “It’s imperative that viable pubs that are wanted by the community are given every chance to survive and
we’re proud to be able to offer this service,” he said.
“Once the pub has been purchased then the website will still be viable because it will just switch from being in fundraising mode to being a web- site for the pub, and because it’s been active for months it will already be doing well in Google as well as having a large database,” he added.
