enylan is renowned for its Victorian period proper ties and spacious tree lined roads and avenues. It is situated amongst many parks including the southern part
of Roath Park and is one of the greenest areas in Cardiff. It’s just a shor t stroll from Roath and the vibrant Wellfield Rd and Albany Rd areas with their varied shops and eateries, plus the weekly farmers market held in Mackintosh Spor ts Club (
www.riversidemarket.org.uk) and The Gate centre (
www.thegate.org.uk) which hosts a range of events from salsa classes to performances from the City of Cardiff Symphony Orchestra.
One of Penylan’s hidden gems is Waterloo Gardens which features a charming park with a small brook running through it, frequented by children from local play groups or schools, alongside mothers holding coffee mornings and picnics – the rainy Welsh weather permitting! There is a small selection of shops in Waterloo
Gardens including a post office/newsagents and Sands hair salon, but perhaps the most famous resident is the Waterloo Gardens Teahouse. The tea house brings the finest teas to Cardiff and has recently won the Best Café in the UK award with many of its teas having been placed at the World Tea Championships. Although no visit would be complete without a sample of its delicious locally produced cakes! The establishment holds regular exhibitions and supports local artists, authors and photographers.
Typical proper ties in Penylan are bay fronted comprising of 3 to 4 bedrooms. These attract a range of buyers and tenants from professional couples looking to be near cosmopolitan amenities to young families enjoying the proximity to the wide open spaces. Prices in this area have held their value well and the average selling price is around £250,000-£300,000 for 3 bed properties.
