space, which requires private spaces, without compromising the open-
plan environment with a series of contained spaces,” says Maynard.
He explains that the key to designing within a warehouse is to avoid
carving the beautiful large spaces into small cells. Therefore AMA
refrained from introducing any additional walls, which could
potentially interrupt the space.
Instead spaces were defined between cabinetry and joinery items.
None of these new items goes all the way to the ceiling, which makes
even the smallest spaces feel like part of the larger warehouse volume.
One of the key features of the house is the kitchen, which
incorporates a Fisher & Paykel Titan double oven and a Fisher &
Paykel double dishdrawer, an Electrolux Chef cooktop and an Oliveri
Manhatten kitchen sink.
The bathroom on the upper level is perhaps one of the most
surprising elements of the renovation. Described as a ‘micro-
bathroom’ as it is less than three square metres, it is the only
bathroom on the upper level and it is stealthily concealed within the
kitchen joinery. This was a result of the clients’ desire to have a
bathroom upstairs where space was limited.
Tucking the bathroom away within the kitchen joinery allows for
the rest of the space to be open. This quirky location also came from
the clients’ relaxed and good-natured attitude. The ‘hidden bathroom’
concept adds an element of surprise to their house – the owners say
that visiting guests at dinner parties are constantly confused and
surprised when, having asked for the bathroom, they are directed to
the kitchen.
This project was not only unique in terms of the design elements
employed by AMA, but it was also different from any other project
that the firm had undertaken being the first warehouse renovation
they had attempted. Needless to say it was a resounding success.
