Stepping into the breach


The bridging sector’s profile is growing but brokers need to understand the ins and outs of how the loans work before recommending them to clients, says Samuel Dale

their clients. The market is believed to be worth


£1bn at most and in a Mortgage Strategy straw poll last year, 61% of brokers said they had never done a bridging deal.

For the bog standard first-time buyer bridging is virtually irrelevant and even when it is appropriate, the rates are steep enough to scare off even the weal - thiest clients. Typically, they hover around 1% a month although they can dip as low as 0.6% and reach highs of close to 1.5%.
