Back in 2004, Bill Jarvis opened the first Winkworth office south of London, in Winchester. It is now one of the group’s best-performing country offices and is a firm favourite with local sellers, who return time and time again.
Despite the negative media sentiment and poor performance of some local property markets, 2010 was an extremely good year for Winkworth Winchester, where the team achieved their highest turnover of business since opening in 2004.
The first quarter of 2010, was a record- breaking period for the office, with the demand for property far outstripping supply. As a result, strong prices were achieved across the board. The second and third quarters were fairly consistent and then came the last quarter, when there was a notable increase in the number of properties available on the open market. The supply of property certainly outweighed the demand at this time, and consequently, prices softened a little.
So far in 2011, we have seen an exact replica of the first quarter of 2010 and the demand for property far outweighs the supply.
However, it is not all positive in our micro- climate and the properties that remain on the market since 2010 are struggling to sell.
It is clear that buyers are hunting down the new instructions, for which there is huge competition, especially in the prime period or detached family house market located within one mile of the city centre. Here, these properties are achieving strong prices and, in many cases, offers are being received in excess of their guide price.
