Ian and Sandra Haines, Directors of Winkworth Newbury, are familiar faces in the local area. Prior to opening the 88th Winkworth office earlier this year, they ran their own hugely successful sales and lettings business in the town. They have 40 years combined experience in the West Berkshire property market and manage an experienced team of professionals from their Northbrook Street office.
The office specialises in the sale of country houses, character and individual modern homes in Newbury and the surrounding villages and concentrates on the mid to upper price brackets.
The Newbury office continues to experience an acute shortage of stock. The first quarter of 2011 saw sales rise by 25% compared to the first quarter of 2010, but new instructions dropped by 20%. Demand for property is very strong and is being driven by the shortage of good quality family homes coming to the market. This continued pressure suggests that prices in
the prime family market in West Berkshire will hold steady and possibly increase in some cases.
The letting market continues apace, with demand outstripping supply here, too. The Newbury office’s lettings and property management team have just recorded the best month ever for income, with properties in all ranges letting in days, if not hours, for the full asking price.
Supply is being squeezed by a combination of accidental landlords deciding to sell their properties; increasing demand from tenants moving to the area for work; a resurgence in serviced let companies and an increasing number of tenants who just cannot afford to buy. In some instances landlords are achieving a 6.5% gross return on their investment.
Ideally positioned on the cross roads of the A34 and M4, with London Paddington just an hour away by rail, the town offers a great combination of a bustling market town surrounded by stunning countryside. The south coast is also less than an hour by road. The supply of excellent local independent schools including Cheam, Downe House, Thorngrove and Horris Hill prep school, increases pressure on the property market in these areas.
